The UBSI Group will refer you to an approved real estate agent that can assist you! You will be able to buy or sell at members only pricing. You get full service at members only pricing. *Real Estate Agent will provide members a closing cost credit of up to 0.33% of their commission, capped at 1% of the purchase price. There will be a $495.00 Realtor File Storage Fee expensed to member on the closing statement for all sales and purchase transactions. The 1% closing cost credit is contingent on Members Realty, LLC receiving a buyer-broker commission equal to 3% of the home's gross sales price. In the event that the amount being paid to Members Realty, LLC is less than 3%, The closing cost credit to the buyer will equal any amount above 2%. For example, if the buyer-broker commission is 2.5%, the credit would be 0.5%.

The closing cost credit will be calculated based on the portion of the home's sales price that is subject to real estate commissions. With new construction and certain other transactions the sales price on which real estate commissions are calculated is not always the gross sales price of the home. For example, some builders pay commissions on the base price of the home not the price after adding options & upgrades.

The closing cost credit must be taken as a broker credit and must appear on the closing statement at settlement. The credit must be approved by the loan underwriter at the purchaser's mortgage lender and disclosed to the seller. No credits will be issued after settlement. It is the buyer's responsibility to notify their mortgage lender and obtain the required approval to receive the closing cost credit.
